The Zoning Board of Appeals unanimously approved a conditional use for the principal use of the site as a fast food restaurant on January 15, 2025. The Plan Commission has unanimously voted to recommend the City Council deny the proposed special use permit on January 16, 2025.
The Plan Committee based their recommendation for denial on the installation of the proposed drive thru, and the possibility of detriment to public welfare. The Plan Committee argues that the proposed plan is not workable for pedestrians or parking for online orders, and that it would negatively impact traffic flow.Â
If the special use permit is approved, it will operate with the following conditions: there will be no more than 16 automobile parking spots, 6 bicycle parking spaces, restrooms for customers, and outdoor seating areas.Â
If the special use permit is approved, then the applicant can apply for building permits to develop the site for Dutch Bros. The lease to Dutch Bros will last 15 years.Â
The Urbana City Council meeting will be held on Monday, February 17 at 7 p.m. a 400 South Vine Street in Urbana.Â
